Fixed Fees

Valuations for probate purposes from £485 plus VAT. We agree a fixed fee in writing before we visit, never based on the value of the estate. Larger houses, country houses and significant collections are quoted individually.

No travel charge anywhere in the three counties. Send us a few photographs of the contents and we will confirm the fee before we visit. Any questions from HMRC on the valuation are answered within the fee.

Selling the Contents

Once probate is granted, we help the family decide what to keep and arrange the sale of the rest. A London saleroom may suit an important painting, while good country furniture often does better at a specialist regional sale. We choose the right auction house for each item, negotiate the commission and see every sale through. The auction house pays the estate directly, and you receive a full spreadsheet of results.

We are not tied to any auction house, so our advice is impartial. When an item sells, the auction house pays us an introductory commission out of its own seller’s commission, confirmed in writing before anything goes to sale. It does not reduce what the estate receives.

For Local Solicitors

We work with private client solicitors across the three counties. Valuations for probate purposes are prepared to RICS Red Book standards, in line with Section 160 of the Inheritance Tax Act 1984, and signed by an RICS Registered Valuer, usually within two to three weeks of the visit.
